Honest Review for a Bay Area Agent Reaching Out on Biggerpockets
Since Osazee reached out to me on BiggerPockets; I think it's only fair to leave a review here in case others are curious about my experience.
Overall: Osazee has a lot of conflict of interest issues but is good at closing. Unless you are an expert in your location area, I advise against using his service.
Pros:
Osazee demonstrates expertise in closing deals, ensuring transactions are finalized successfully by going the extra mile to secure his commission.
Cons:
Unfortunately, Osazee exhibits manipulative behavior throughout the purchasing process. He pressures buyers to make unreasonably high offers and fails to inform them about critical permit and habitability issues. Despite presenting himself as an investor's agent, his actions suggest a greater focus on earning his fee rather than prioritizing the buyer's best interests.
During open house visits, Osazee does not disclose potential problems with properties. Instead, he encourages interest in any home regardless of the condition, location, or neighborhood concerns. When I showed interest, he remained silent on any existing issues.
Another concern was his insistence on making excessively high offers. Due to my unfamiliarity with the neighborhood (partly my own oversight), Osazee pressed me to submit an offer significantly over the asking price—$250k higher for a property with no other bids. This approach aimed to ensure our offer was accepted, thus securing his commission. To convince me, he outright lied to me that square footage would have no impact on the house price (I am buying a very small unit) and he even went so far as to suggest that not securing this house might mean not finding another in the Bay Area, which felt like undue pressure.
The most significant issue was Osazee's failure to mention that a sizable part of the property was uninhabitable. He neglected to clarify the differences between structural permits and habitability, leaving me with over 500 square feet of space not recognized or rentable by the city and county.

If you have issues I would contact his broker and go from there. Doing a review on here won't do much but if he's not conducting business right it needs corrected. Offering over ask could be how the market is so I would be careful on assuming things. If you have not discussed these concerns with him or the broker that needs done before blasting online.
