Help on a Bridge loan

Hi everyone, Samuel here from Reno NV. I am trying to invest out of state, specifically in Kansas. I was looking into acquiring rent ready properties at 70% at its market value. Has anyone used bridge loans for this type of strategy or is there any other loans that anyone would recommend other than HELOC? And if bridge loans is the best for this strategy, what tips would you guys suggest when using it.

I would appreciate any suggestions.
