Post: Hard money lenders that would lend under 100k in Wichita Kansas

I found a house that the seller is offering 89k and ARV is approximately $118,000. I am trying to find a hard money lender in Wichita that could help me make an offer for around $70K. Does anyone know any hard money lenders who would lend under 100k in the Wichita, Kansas area?

Hi everyone, Samuel here from Reno NV. I am trying to invest out of state, specifically in Kansas. I was looking into acquiring rent ready properties at 70% at its market value. Has anyone used bridge loans for this type of strategy or is there any other loans that anyone would recommend other than HELOC? And if bridge loans is the best for this strategy, what tips would you guys suggest when using it.

I would appreciate any suggestions.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $350,000
Cash invested: $12,000
Sale price: $395,000

I bought it as a primary house waited a year and rent it out. I am excited to see how appreciation is building!
