Mentorship in Real estate

Hi - so I've been wanting to get into real estate investing, whether it be Renting , Land or Wholesaling (which interest me the most) . Again starting out seems like the harder part - especially if I've never done it before . 

aside from my own townhouse (In CT)  - That's the only property I own and have equity in . So that's about as much real estate , as I have under my belt . 

I was thinking - as a beginner - is mentorship a good way to go about it . I want to learn as much as possible - I don't mind starting from 0 and just learning and seeing everything I have to do before jumping into investments. Even if I have to start out by working for free for someone - all I want is knowledge and experience. 

what is something to look for when looking for a mentor in real estate? What are some red flags ? What advice would you have for a beginner like me?  What are good ways to get a mentor?
