Looking for Flipp Mentor in my Area

I want to be able to get started with flipping real estate. I understand the fundamentals of deal analysis. What I think I lack are the following: (1) area expertise (2) how to obtain & qualify for a hard money loan that would include funds for purchase and repair (4) how to show the HMLs the information they want to see to make determination (3) exit strategy/listing and selling quickly.

Am I better off just joining an REI club or would it be just as helpful to find someone already doing the business whom I could learn from.

How can I persuade someone with that kind of experience to provide mentoring and help…I would love to treat out to lunch and even agree to a profit sharing arrangement, at whatever split is deemed appropriate.

I live in N. Virginia, south of DC and hoping to find someone that is willing to show the ropes to someone that's hungry to get in the business.
