Need to buy SFH in Dallas

I would like to buy a turnkey rental property in Dallas under $110K. Ready to pay unto 25% down payment. Looking for minimum $200 cash flow and long term (7+) appreciation after taking out property management ( yes would like to have PM as i want a hands off approach), maintenance, mortgage etc. I have researched many turnkey companies but seems many of them show false information about the locality. They say their property is in A+ area but when you look at crime reports in that area - it is incredibly high.

Can someone here - provide me with some real genuine turnkey investment companies who provide good properties in Dallas Area?. Only looking for investment in Dallas area.

I know a great Dallas turnkey provider who works in that price range. He doesn't claim to be in A+ areas. No real turnkeys are truly in A+ areas because the price-to-rent ratios in those don't work. I'd say these are B to A- areas.
