Looking for help on buying my first property

I am 20 years old and wanting to buy my first property. I sell insurance and am commission based so I would like some sort of passive income. I am looking at either building storage units or buying a rental property I just dont know where/how to start. Any help would be greatly appreciated. Thank you.
