Starting with commercial or residential
I know this topic has been talked about in other threads, however my question is much different. So I became a member in hopes of some great advice and learning.
I am brand new to REI. I am a young guy ( 21 years old) I have past business experience with online start-ups and day trading. However I am very new to this business. So I have a lot to learn. I do not have much capital to invest either. So my plan is to become an agent. Then sell real estate to learn the business while making capital and networking with others.
However my question is where to start. I know commercial RE takes much longer to learn but I also know the deals are larger as an agent and investor which interest me. I also love how you can create the value of your property with increased earnings. On top of that commercial rentals seem much more passive as a rental investment. Should I go down this path or should I start in residential? I know each business is very different. I want to make the right choice. Any advice would be great! I have been thinking about this for weeks.

I have an analogy I used for people starting out.
Q: When you took your drivers education road exam, did you do it in a big rig? A U-haul? A school bus?
A: no you didn't, you took it in a small car that was easy to handle and easy to park.
Apply the same logic to REI. Why?
1. If you mess up it is easier to correct in residential. More potential buyers
2. If you don't like it, see #1
3. Quicker, easier to understand, more deals readily available
4. Don't swim in the deep end when learning to swim!
