What details are appropriate to tell buyer

Properties I don’t have under contract can be up for grabs, how do I know when to stop telling the buyer things? My concern is with enough details like town, and price listed or arv, they can cut me out and go right to the agent. Agent asked me for proof of funds and obviously when I ask the buyer if they can provide it they have to have a reason to do so. Let me know ASAP!!!
