I have no experience,no money, but I have a real estate license. Where do I start?

Hello,

The title pretty much says it all. I have no money, no experience, but I do have a NJ real estate license and I've done a decent amount of research on investing, so I get the basics. My goal is to start investing asap. If I'm correct, wholesaling sounds like the only way to go for someone with no money. Is this true? If you're reading this, I would love to hear from your own experiences of just starting out. Especially those that started out with no money and no experience. What did you to put together your first deal together? Any and all advice and ideas are appreciated.

If you have an active licence, why not find a broker who has agents which are investor aware/friendly and hang your hat there for a while? You can earn income and get an education.

You might be able to start wholesaling with little (not "no") money, but to be a useful and, thus, successful wholesaler, you need experience - you need to know what constitutes a good deal; how to properly and accurately estimate repairs/ARV, what other investors (rehabbers and buy-n-hold) want.
