Need help with Owner Finance deal, lots of questions.

I've lingered here for a while but never really posted.

I am looking to purchase my first investment property (sfh) and have found someone willing to do owner financing. I am wondering who exactly and where I can find someone to help me write up an offer, review owner finance details, inspect the property, help close. I'm guessing I need a good real estate attorney, title company, etc but not exactly who I need for what. Could someone walk me through the steps?

  1. I discuss what the owner is asking for and what financing they are offering.
  2. I view the property.
  3. I pay title company to ensure title is in owners name/clear?
  4. I get help from someone to write an offer contingent on inspection?
  5. If seller accepts then I pay someone to inspect the house and get an appraisal?
  6. After owner writes up financing terms, I pay an attorney to review/adjust the terms for me?
