50% Rule Clarification
I am currently in the process of analyzing deals for my first investment property. As of right now, I think my niche is within the Multifamily investments. I am able to find a ton of cash flow positive properties that fit within my parameters for my investment except for the 50% rule. For every property, I am finding if I use the 50% rule, it knocks the property out of contention. Are people still using the 50% rule and if so, how are you able to find deals for rental properties that still remain cash flow positive with the 50% rule in place?
