Finding investors for residential redevelopment

I have been in the industry of "flipping houses" in Buffalo NY for over 5 years now. I have been working under two different companies and my contracting company wants to break away from our investment company to work on our own. We have been growing every year however we are having trouble finding new investors. The reason we want to leave our investment company is that the two owners are not real estate savy. They have different plans and ideas for the houses we work on, that just do not work. Every project we work on with them they go over budget. We have flipped two houses on our own and have made great profits.

That said we have the experience to do this ourselves. My boss has 30 plus years in the industry and my supervisor has about 20 plus years working on houses. I want to start building investor packets for the houses we want to buy. However building all the marketing is only good if I know where to send it.

I hope some people here can help give me a path to the best way to not only market to investors but also where to find them!
