Best States for First Commercial Property

Hello everyone, 

A family member of mine wants to buy her first commercial property in 2024. Right now she is deciding between Indiana, Georgia, Michigan and Tennesse. Which cities/towns out of these states would you reccomend for someone looking to buy a 6-8 unit property?
