Out of state starting out in fix n flip

Hi BP members,

Soo I'm from Canada and I'm trying to start my REI in Usa. I plan on to start with fix n flips in STL as I have a relative there who knows construction.

First thing is I’m having trouble finding properties as everything seems overpriced specially what wholesalers have. Secondly I want to flip in different cities remotely, is that something recommended?

I have some funds to invest around 100K, plus I'm going to leverage HML in to deals. 70% of my funds i want allocate to fix n flips and 30% in to something that can generate some sort of cash flow every month.

Please advise if this is the right strategy and how to find properties.
