Hello all! I am just starting to build a plan to start a REI business for myself.

My plan is to have REI be my main source of income in 3 years.

I have be reading a lot, searching the web and looking for as much information I can find to help educate me on the life of a REI.

I recently found the BP and it has been a great resource and help with my ongoing search for REI knowledge and experiences... I like to throw a fee questions out to the BP members that are currently active investors. If you like you could share something you experienced with each question. So here it goes.

1. I would like to hear war stories on a REI first deal. How did you find it, get over the fear to move forward with it. How did you fund it? What was you exit strategy? How soon di you move forward to you next deal?

2. I would also like to hear about a REI best deal and what made it you best deal. Was it making a ton or money or just the fact that you were able to make the deal happen.

3. Of course I want to hear about the worst deal too! Why was it you worst deal? How did it affect you and you REI business. What did you do to make it right or learn from it so you could avoid such a bad deal again?

4. From what I learned so far REI seems to be a very diverse business. There are many strategies (fix flip, buy hold, wholesale). What are you theories on this? Do you stick with one strategy or do you apply the strategy that best fits the property?
