Become a real estate agent or go to school?

Its December 2023.I'm going to be 27 in march 2024. I'm in 16000$ in credit card debt. I'm deciding if i should go to school finance/business ( im planning on going to community for 2 years and transferring.) I went to school when 19 but i dropped out due to financial/medical reasons. I know I can pay off all my credit card debt in 6 months from now. I make 41000$ a year right now. 34000$ after taxes. Real estate is my dream,my goal is to have passive income in real estate. But i also want a stable income. I work a car dealership on commissions and a factory so i have some sales experience. I just want some insight i what the best option I should do?
