Beginner looking for advice

Hello,

I've decided to start my journey as a real estate investor. I've been doing a lot of research and watching a lot of videos on youtube to get me started. I've also started looking for leads and I think I've found one, but I am not sure if its a worth while deal. My main issue is determining my ARV. I've looked at similar properties that are for sale or already have been sold but the numbers are so vastly different I'm not sure how to determine how much I could sell for. There is also the funding; I've been looking at hard money lenders but even if I get one that will loan me 90% I don't have the money to front for the rest. I'm just looking for advice regarding these issues any help will be greatly appreciated. This will be my first deal and I want it to go well.
