What's my Best Investment Strategy to start up in SoCal?

Hi, I live in Corona, California. I own a single family residence but I'm not open to renting any rooms at the moment with kids. I have 25K saved up, is it too early for me to be thinking of investing that money in real estate or if not what would be the best way for me invest? Turnkey out of state/ Vacation home?
