Staying positive while trying to find a deal

The saying that anything worth having is challenging is so true. I have contacted over 300 owners through calls, text, or mail, and only three responded. The first was an owner that wanted 60k over the ARV, the second owner asked me never to contact him again about any of his properties, and the third owner responded, "It's not for sale," and hung up. I was nervous when I first thought about cold calling, but after listening to many voicemails, I'm eager to hear a human on the other end. I'll buckle up because it will be a long ride. I will continue listening to podcasts while I search the 6k vacant list I pulled from Propstream. Thanks for listening to me vent.

Reality is (and gurus won’t tell you this) you may get. 5% response rate and close in 5% of this deals. So you probably need to make close to 1,000 calls and get 40-50 people to reply and maybe then you get someone to sell

When you look at the hourly rate many times you may be better flipping burgers

Also realize you pulled a list from Propstream

How many other investors do you think have pulled that same list and are making the same calls

I want to say I do applaud you for your effort and keep pushing, but I want people to understand it’s not all rainbows and unicorns like the gurus tell you it is
