Don't want to lose this deal and also my earnest money.

Hello all,

I just recently made an offer on a home probably prematurely. I had plans to do a cash out refinance however my home was appraised at a lower amount than I thought it would be and also the closing fees are 10,000 which adds to me not getting the amount I need to close on this deal. I have 14 days to come up with the 15,000 I need to close. This is my first deal btw.any advice will be considered and appreciated.

How would a realtor let you make an offer with no financing or inspection contingency?

I assume, you don’t have a car to sell, a credit card to cash advance, or a 401k to lend against.

I ASSUME your EMD is a couple thousand or less, if so, let it go and fire your realtor if you have neither contingency.

Your other/last option is to ask for either a $14k discount or the seller to carry $14k for a year at $1,200/mo. (If you can't afford thsi option than definitely let the EMD go.)
