Question for Investors

Hi everyone! What is a potential acquisition tactic (wholesale or otherwise) for a property that is valued over $1 million without available buyers? I am working with a realtor with a motivated seller of a 10-acre commercial property in Augusta, GA 30909 surrounded by other businesses and attractions. There is access to public water and power. According to the agent, this commercial property is next to a lot that sold for 2+ million and hence this would be a great deal. It is in a prime location in Richmond county with close proximity to shopping, schools and recreation! There would be tons of traffic on a daily basis and it's projected to grow in the coming years! What are profitable options to complete a deal like this without funds and preferring an end buyer to close the deal? Any recommendations would be greatly appreciated.

This doesn't make sense. If the seller is motivated and the property is worth $500,000 - $1,000,000 over what he's asking, he could find hundreds of buyers.
