Using va loan to buy multi family

Hello , any idea on how to invest in a 4 plex using a va loan ? With this crazy rates it seems impossible to even make the numbers work .

That’s actually my goal to break even , I’m not looking to cash flow i just want something that breaks even ! But I’m having a hard time finding any decent deals
