Preventive Maintenance - SF Rental Property

Hello everyone! I am very new to real estate and only have 1 SF rental property. Does preventive maintenance(roof, pest, air filter) needed or It is being done before a new tenant comes in? I have a property management company manage the property due to I am currently assigned overseas. Thanks for the help.
