19 Y/O Starting Out Ideas, Wealth Building, Recommendations??

Hey BiggerPockets family, new member here. I am William and I am located in Southern California as a freshman in college. I have been extremely interested in real estate and soaking up as much information as possible. Books, podcasts, forums, youtube university you name it. I want to invest in a single-family or multi as soon as possible to get a head start on my long-term wealth. I have around 20 grand saved up, which is a lot and I've worked hard for it but in my area and California in general, it's not ideal to start with; even for an FHA 3.5% loan near my University. To be realistic, I would be investing out of state. Another problem is that I have no "income". As a college student, I make money here and there but getting a traditional loan would be difficult. Private Money? HTL? I also am having trouble finding locations. When you're looking at the whole country as a beginner it is a little overwhelming. I feel I have such an advantage being my age and so driven to get started but need some insight into my situation. There's got to be some people who can relate or experienced something similar.

I am open to all ideas and insights and here to learn from everyone.
