Realtors, What Do You Expect From Prepared Investors?

I hope this message finds you all in good spirits. I've been an avid follower of the discussions here, and I'm truly impressed by the wealth of knowledge shared. I'm on the verge of taking my first step into real estate investing and, in my quest to be well-prepared, I'd like to hear directly from the experts: the realtors.
To all the experienced real estate professionals out there, I'm curious: As a realtor, what are some things you want a real estate investor to have in order before they come to you?
I believe that being well-prepared is key to a successful partnership between investors and realtors. I want to make sure I'm not just another client, but someone who's done their homework and is ready to make informed decisions. I've been educating myself, saving up for a down payment, and researching various investment strategies. However, I'm sure there are aspects I might be overlooking.
Are there specific documents or financial records you prefer investors to have ready? What kind of market research should we conduct beforehand? Are there any common mistakes that you've seen new investors make when approaching you? I want to be respectful of your time and expertise, so any advice on how to streamline the process and make it mutually beneficial would be immensely valuable.
I'm particularly interested in building long-term relationships with realtors who understand my investment goals. If you have any insights on what makes a collaboration successful from your perspective, please share.
