I am looking to invest out of state far away, about 8 hour plus drive time. I want to make sure what I am doing is done as efficiently as possible. Is there a bigger pockets "Out of State Investing Guide" or a recommendable pod cast. I am really looking to find a good step by step system I can use to make this venture successful, a good checks and balances type system.

side note: I am looking to purchase long term cash flow rental
