Hi I was wondering is Capital return one of the best ways to determine the value of an REI.

so for example if you buy a property for

$1,000,000 and divide it by the expenses you get the Cap Rate or Return amount?

so for ex $1,000,000/$75,000=13.3% cap rating

What % of cap rate is generally good or a secure investment?
