Newbie landlord seeking help and advice on renting out and section 8 tenants .
I converted my primary home into a rental after buying a new house . Rental is in a c neighborhood . I’ve tried renting the house out so far , but it’s been a struggle .
I first listed the house on Zillow at what I perceived to be market rent . Got several inquiries , some were section 8 , others wernt . But all the perspective renters had challenged credit , 550 or lower .
I experimented dropping the rent and not much changed . So then I experimented raising the rent . About $500 higher than the initial listing , this got me a lot of activity , a lot of inquiries . But now exclusively from section 8 tenants , but still , all with challenged credit .
How risky would it be to rent this out to them ? I understand in some cases the rent is fully paid by the voucher , and in other the tenant pays a portion. I also understand that there will be more damage and expenses to maintain the house . My biggest concern would be having the tenants not pay , and having to evict .
