Starting out MTR

Hello there,

I'm new to BP and signed up for Furnished Finder. I have some questions and hoping to get some guidance. 

I have an inquire via Furnished Finder and they are requesting to stay for a month. They are traveling from Australia. I'm not sure they are foreigner or not but they are coming for work. 

- What kind of questions or general screening process I should do either if they are foreigner or not.

- Do I just request payment upfront and all set or do I have to have a contract written up and sign?
