How Do You Find a An Agent to Find You MLS Leads?

In Brandon Turner's book The Book on Rental Property Investing, he has a section on finding good rental property listings using MLS. However, he notes that the average person does not have full access to MLS so you have to find a "great agent" who can give you leads. What the section does not help with is how to find a great agent who can provide those leads. So, I am wondering how this might be done. I am not interested in going through an agent to buy a property but, rather, finding an agent with full access to MLS so that I can wholesale houses going direct to seller. He even mentions having that an agent can set up alerts for certain properties you might be interested in to be automatically sent to you.

So, I left the section wondering, "Do I pay the agent for each lead? Do I give them an annual fee?"

Wondering if someone might have some input here. Thanks.

You can't just go up to an agent and say "Hey can you send me leads, but I'm not going to hire you to represent me when I buy."

This business is all about relationships, especially relationships with agents.

Tell an agent what you're looking to do. MAYBE they will offer you a discounted commission if you're doing a lot of volume.

Another option is to get your own license, but this comes with a lot of red tape. New Western does it though. I think they are the largest "wholesaler" in the country... and all of their reps are licensed agents.
