Newbie looking to collect data
Hello all !
I am new to real estate investing, as well as biggerpockets. I am looking to find a favorable city within the US for my first real estate investment. As part of that, I am looking to collect some data that will help guide make a decision.
I am seeking advice on whether these are the right set of metrics/data to look at:
1. Population: Last 5yr and 10yr population change
2. Industries: Top3-4 industries and median income
3. Demographic: Median age, income of people living here
4. Universities: Key education institutes
5. Weather: Overall conduciveness of weather
6. Rental growth: 3yr and 5yr market trends for median rent
7. Appreciation: 3yr, 5yr and 7yr appreciation of housing markets
2 questions:
- Am I missing any other metrics to look at ? At some point I'd have to add weights to these
- What would be a good/reliable source of data ?
