first time buying a SFH in Jefferson vs Hopkins vs Old Brooklyn

I am planning to buy a SFH for investment in the following zip codes . Most of which under C,C+ category I suppose.

1) what would be your order of preference in the following zip-code in terms of the location of the property, cash flow and a bit of appreciation in the long run?

2) how is the overall rental market at the moment in these zip codes ? Something that I need to be worry about?

Any thoughts on this would be of great help to me.
