How did you determine your "buy box"

Inwant To find a place that I can rent out.  Possibly renovate.  I hear that investors are supposed to be specific about what they want to buy.

How did you determine your "buy box?"

What are some top factors to consider?

It's important to know WHAT you want to buy, but WHY you want to buy is more important and will help you determine the WHAT.

Things to consider in a buy box:

    1. Location

    2. Price Point

    3. Type of Property

    4. Purchase Strategy (Conventional financing, seller financing, etc...)

    5. Exit Strategy (money-making)
