First timer here, need help finding positive cash flow STR

My wife and I are looking to purchase a short term rental investment property this year and I'm struggling to find a cash flow positive property in a good market.  I've been on Mashvisor & AirDNA...but keep getting thrown off by short term rental market restrictions and wide ranges of 'potential income' (and sometimes the sites show conflicting information) that it is making it very challenging.

I'm looking for someone that has a successful track record in Short Term Rental Investments that can consult on identifying a cash flow property to help us get started (open to all markets).  Let me know.
