Getting the right numbers to see how it works, prior to doing a contract.

Hello, I'm very new this. How do you get or figure the numbers such as current cash flow and ARV numbers prior to contract? I've seen some listings on Loopnet that has numbers, but most others don't. I've also read one or 2 that said will give financials after contract. How does that help you figure if it's right for and it's right for the lender?
