What questions should you ask a potential realtor out of state for MF investments?

Hi,

I'm new at RI and interested in investing in MultiFamily Homes out of state (Pennsylvania) and starting to build my core 4.

For the seasoned Real Estate Investors out there, what questions do you wish you had asked your out of state realtor before partnering with them?
