Moved to Hoschton GA. Looking for my first rental property. Need advice!

Hi, I have recently moved to GA area from SC, and living in Hoschton (Braselton).  I want to be financially independent from W-2 life and I'm looking for my first investment property in the area, but my budget is pretty tight (as always :( ). I currently have $60,000 cash and not expecting for cashflow now in this environment, but looking for at least an opportunity for building equity through rental income. I'm looking for anywhere that's within 2 hours drive from where I am that are B/B-, but I really need some guidance on where to start with the search. Any advice or lead to good area would be appreciated. TIA!
