Hello All,
My partners and I own a 4 plex in San Antonio. We are planning to 1031 into a storage property.
We know nothing about storage. We are all absentee owners and have been blessed with a great management company managing out San Antonio property.
The property we are looking at have been managed by the owner. It has 100 units. My question to those who own storage units.
1- Who do you recommend to manage a small property? It is located in Houston Tx.
2- Would it be possible to automate the check in and check out so management would be exclusive to building maintenance and property maintenance by a local handy man or contractor?
3- How often do we have to go out to TX, we are in CA, to check on the property? 1x a month, 1x a quarter, etc.
4- Can one full time employee manage the property? Their role would be check in, and out, and property maintenance?
5- Is there something that I need to know about managing storage units?
