Rochester NY market read for (Duplex/SFR) OOS investing?

We are looking for markets that fit our budget (250k max) as we are starting out and Rochester, NY falls into that category. At least from the research we have done so far! Targeting for a duplex or SFR in a family friendly neighborhood with GREAT schools.
