Purchasing Property with Down Payment

Hello Everyone,

I’m in the early stages of forming company that raises funds by seeking investors willing to purchase listed properties in exchange for fractional ownership shares. However, given that funding rounds are not always successful, is there any possibility in having a seller take his property off the market during a funding round without putting down a deposit? For example, can a Memorandum of Understanding be used in order to set an agreed timeline on how long the property for sale will be off the market?
