Financial advice on potential rental vs sale

I purchased a SFH in 2020 in the heart of the pandemic and was able to get a 4br 2bath lake front property in Katy, Texas for 248k. Since then I have moved and I'm currently trying to decided what would be the best decision to make with the house in Katy. If I sale the home I could net 80-90k after commission and closing cost or I could rent it and cash flow 400-500 a month.

Me and my wife really would like to start getting into real estate investing but don’t know if the equity is to much to pass up or should I rent it and continue to build more equity
