Motivated Seller Ready to Flip Their Home

Hi All, 

A new investor here, hopefully about to get into my first deal.

A motivated seller, is ready to flip their home but I see an opportunity for mid term rental. While they see it too, they want to leave their place and start a new chapter. Here's why: 

They are a young couple in their mid 30s, found what they felt was their dream home in Boulder Colorado (NOT Denver), on the mountain yet 7 minutes from downtown. Grand space, huge deck, 2 bedrooms, 2 baths, and a while downstairs unit that they were leasing to a friend. Shortly after their move in, they realized there was a huge mold issue that was not disclosed. They went through so much hardship to remediate, and after deconstructing and renovating 85% of the house by a licensed professional. They are too exhausted and just want out. They're mentally, physically and emotionally depleted. The house will be ready in a month, and I am very keen on ceasing this opportunity. I could wholesale to an investor, but I could also partner with someone and turning this into a mid-term rental. I proposed creative financing to the seller, they're very open to it.
