Rent vs sell

Hello

This is my first post . Let me know if this is not the correct place to post . I am new to this forum . We will be moving into a new house with loan of 672 K at 6 percent

our current house is smaller but in great location. It is paid off and can rent for 2800-3000/month. Zestimate is 445 and comps are close to 475 K

Marginal tax 32% and state 5 percent . Both houses in same city . 

I am trying to decide between selling and renting . 

I will Appreciate any advice
