Lot of land average price

I’m a new investor in Columbus.  Question, what would a good price be for a 6,000 Sq Ft lot in the south part of Columbus/Obetz?  The owner threw me a price but not sure if it’s right.  Anything helps!

 Yes, learning to run comps will be important. You can use the major real estate sites, the local auditor, and ask a local real estate agent. 

What made you believe the price he gave you was not right?
