Setting up first MTR

I am in the process of getting my personal home ready to become a MTR. I have a 3 bedroom 3 bath townhouse. There is an open space on the first level of the house where the front entrance is. The area has a window and a bathroom.  Would it be better to build a wall and convert the space into a bedroom or keep it open and furnish it as a game/entertainment room? I plan on going after travel nurses or military members from the army base down the street
