New to Real Estate Investing

Hello everyone! After months of reading lots of books, saving up some money, listening to podcasts, and learning from the BP community, I am finally ready to take some action.

I am a CPA, looking to invest out of state in Jacksonville, FL, Atlanta, GA, or Charlotte, NC.

I'm looking for a SFR or small multi-family with 2/1 or 3/1 unit, each with about 700-1,000 square feet, in a grade B or C+ neighborhood. I am interested in buy and hold LTR, in the $250K-$350K range. Immediate cash flow is very important to me, as well as potential for appreciation over the next several years.

I prefer light cosmetics, but I am willing to take on moderate rehab if necessary.

I would love some boots-on-the-ground insight on these markets.
