New investors with Inherited property, conversion to long term rental in Indianapolis

Hi Everyone, 

My name is Kevin and my Fiancée's mother just passed and has left her home to Lacey, my Fiancée. It's a 2,2 in Cumberland, IN, and is a low maintenance property in a new neighborhood. We reviewed the HOA documents, and it looks like we can convert it to a rental, but there are stipulations. We are looking to connect with a local PM, or investor to review the property with us, and look at the options/next steps.
