Retiring Mobile Home Title

Can anyone tell me pros and cons of "retiring titles" for a mobile home to get it refinanced? Our home and land is paid off and when I was inquiring about refinancing the company mentioned we would have to retire the title in order to get the refinance. I am worried we will be stuck with this mobile home forever instead of trying to sell it later down the line so we can build a new home. I don't want to miss out on this deal as our appraisal came back well over the actual value in our opinion.
