Looking for a mentor in Northwest Indiana!

A year and a half ago I purchased my first duplex property at 29. I am currently looking to invest in another multi family or single family unit. I am living in Crown Point, IN. I do have equity in the house but limited on cash, while I do have very good credit! I am looking for what steps I should take next? Do I get another multifamily or try to do a single family unit. Any help or any mentor that can help guide me in what steps I should take would be appreciated!
